The Independent Commission Against Corruption (ICAC) investigation into Daryl Maguire has not only exposed his secret five-year relationship with the NSW Premier.

It's revealed a lot about the former member for Wagga Wagga's business dealings, through phone-tapped calls with Gladys Berejiklian and some of his other associates.

Here are some of the key telephone intercepts that explain the investigation into Mr Maguire and how it has thrown into question Ms Berejiklian's leadership.

Calls to his 'beloved'

If it wasn't for the tapped phone calls between the Premier and Mr Maguire, their secret relationship may never have come to light.

Ms Berejiklian told ICAC that in 2017 the pair were considering going public after Mr Maguire's intended retirement from Parliament in 2019.

But those plans were undone after Mr Maguire admitted to another ICAC inquiry that he had been involved in a 'cash-for-visas scheme'.

The Premier asked for his resignation from Parliament in 2018, but their "close personal relationship" secretly continued until August this year.

Mr Maguire characterised their relationship as "on-again, off-again".

Their affection for each other was evident in several calls played at the ICAC, in which they called each other "hawkiss" — an Armenian term of endearment, meaning "my soul" or "my beloved".

One phone intercept caused the Premier particular grief in the form of a grilling from the ICAC's counsel assisting Scott Robertson.

In the call, Mr Maguire tells her about a successful deal with a Chinese-backed company UWE which would pay off some of his debts.

"You don't need to tell me that bit," the Premier says.

Robertson: Did you seek to limit the information that Mr Maguire was giving you as part of his outside business interests because you were concerned that if you found out too much you might be put in a position where you, in the exercise of your public duties, might have to do something about it?

Berejiklian: Never. Can I say I would never ever … turn a blind eye from any responsibility I had to disclose any wrongdoing that I saw or any activity that I thought was not in keeping with what a member of Parliament should be doing.

Ms Berejiklian went on to explain she had either been not interested or felt Mr Maguire, a "big talker" was being "fanciful".

She was later accused by Opposition Leader Jodi McKay of knowing more than she let on about Mr Maguire's business dealings.

'Tickle from up top'

Other intercepted phone calls played to the inquiry heard Mr Maguire giving racing heir Louise Waterhouse the Premier's private email address to lobby for changes that would benefit her land at Badgerys Creek.

Mr Maguire also stood to receive a payment of up to $1.5 million related to the sale.

In the calls Mr Maguire suggested the Premier would be able to provide a "tickle from up top" and would "light a fire" in relation to rezoning and road issues.

Ms Berejikllian denied responding or forwarding the emails.

"Did you give any of those emails a tickle from the top?" Mr Robertson asked.

"Absolutely not, not to my recollection I should say," she replied.

The ICAC also heard calls in October and November 2017 between Mr Maguire and Ms Berejiklian in which he tells her about seeking meetings on Ms Waterhouse's behalf with staff in the Premier's office.

Mr Maguire conceded it would be "an obvious conflict of interest" considering the NSW Government was making "decisions almost constantly" on Ms Waterhouse's Western Sydney land deal.

Ms Berejiklian told the inquiry she had no recollection of Mr Maguire attempting to involve her office in fixing Ms Waterhouse's problems.

She later told reporters she had "done nothing wrong".

"People may have tried to influence me. People may have tried to get around proper process, but they failed."

Maguire's admissions

When he took the stand on Wednesday Mr Maguire's admissions came thick and fast.

He conceded to "partly" turning his office in Parliament House into an office for G8way International, a company in which he was a silent partner.

Mr Maguire agreed that for several years he'd been "monetising" his Parliamentary office in an attempt to gain benefit for himself and his associates.

He also admitted it was wrong to take a cut of the cash from visa applicants and for organising companies within his electorate to take on migrant workers — in some cases without them showing up.

Mr Maguire also revealed he had received cash kickbacks for setting up meetings between Chinese businesses and South Pacific government officials.

While that deal fell through, Mr Maguire agreed Mr Robertson that it had been "quite wrong".

Introductions for developers

Intercepted phone calls reveal Mr Maguire willingly acted as a conduit between developers and the members of Parliament they sought to influence.

He told the ICAC he organised a "drop-in" meeting between his property developer friend Joseph Alha and Ms Berejiklian at the NSW Parliament.

"He was insistent on saying hello to Gladys," Mr Maguire said.

While he didn't discuss Mr Alha's proposed development, phone taps reveal he was willing to take the matter to the Premier and the Planning Minister Anthony Roberts.

Mr Maguire told the ICAC "that meeting never happened".

Mr Maguire also offered up meetings with Transport Minister Andrew Constance, even though Mr Alha didn't know who he was.
